Preparing Your Home for Auckland's Wet Season
Auckland's wet season — roughly May to September — brings consistent heavy rainfall, occasional flooding and high winds. After the major flooding events of 2023, many Auckland homeowners are taking pre-winter preparation much more seriously. Here's your checklist.
1. Clear All Gutters & Downpipes
Blocked gutters are the most common cause of preventable water ingress. Clear all leaf litter, debris and check that downpipes flow freely and discharge away from the foundation. Do this in April before the rain arrives.
2. Check Deck & Fence Post Bases
Standing water around timber post bases causes rapid rot acceleration in winter. Check that the ground drains away from all posts. If you have post bases sitting in soil (not on concrete pads), consider having them raised or replaced with steel stirrup bases.
3. Inspect Your Retaining Walls
Retaining walls face the most stress during prolonged heavy rain as saturated soil dramatically increases hydrostatic pressure. Look for leaning, cracking or bulging. If you spot any movement — call a professional immediately, don't wait.
4. Service Your Outdoor Blinds & Awnings
Wind and rain can damage outdoor blinds and awnings if the tracks are corroded or the fabric is weakened. Have them serviced before winter — a broken awning in a storm can cause significant secondary damage.
5. Check Under-House Ventilation
Adequate sub-floor ventilation prevents moisture buildup under your home during winter. Check that vents are clear and unobstructed. Signs of poor ventilation include musty smells inside, condensation on lower walls and swelling timber floors.
